Finance + Affordable Housing
This workshop explores new ideas for financing affordable housing in the Charlotte area with emphasis on rental housing development. Historically, Charlotte has employed a variety of conventional and non-conventional techniques to fund affordable housing. This workshop will primarily focus on housing financing strategies and techniques typically not used in Charlotte, such as Tax Increment Financing, dedicated funding sources, supportive housing partnerships, feasibility of local housing voucher programs and greater participation by non-traditional partners (philanthropic and faith based institutions) in affordable housing.

Building, Zoning and Land Use Regulations + Affordable Housing
This workshop examines the impediments and opportunities through development regulations to promote affordable housing. Regulations provide the framework in which housing can be built. In Charlotte, affordable housing, with few exceptions, is expected to adhere to the same building and development regulations as market-rate housing in order to build stronger neighborhoods. This workshop will explore common impediments and non-traditional regulatory approaches to expand affordable housing, such as inclusionary zoning, density bonuses and other incentives to encourage the production of affordable housing.

The Community + Affordable Housing
This workshop examines the myths and realities of affordable housing in the community. Sometimes affordable housing is perceived as having adverse effects on neighborhoods - lowering property values, increasing crime and causing general neighborhood decline. This discussion will review strategies and techniques to make affordable housing more integrated into the community.

This facilitated session will be divided into two smaller sessions focusing on rental programs and capital acquisition. The solution sessions will provide a forum to discuss ideas, strategies and techniques for financing affordable housing with participants identifying potential solutions for further study locally.

Building, Zoning and Land Use Regulations + Affordable Housing Solutions
This facilitated session will discuss the applicability of ideas, strategies and techniques discussed in the morning session and will generate ideas for further exploration by the Charlotte community.

The Community + Affordable Housing Solutions
This facilitated session will further explore the issues and develop ideas to address better integration of affordable housing into the community.
